THE office component of Centrepoint in Milnerton is undergoing a complete redevelopment which will result in the building being transformed into new, modern and flexible office space.
The five floors of offices, which will provide 3 400m2 of office space, will be redeveloped both internally and externally. This process will include the installation of new large windows to take advantage of the panoramic views of Cape Town, Table Mountain and the West Coast.
While floors one to three are open-plan and can accommodate a corporate client as they comprise a space of approximately 650m2 per floor, the letting of full floors can also be partitioned to accommodate smaller offices. The fourth and fifth floors are combined to create executive suites ranging from 112m2 to 227m2 and are fixed in size. All services in the building are also being replaced, including air-conditioning, power, lighting, lifts and communication reticulation.
The redevelopment sees the introduction of balconies on all floors, with larger balconies on the top executive floors which have uninterrupted views of Robben Island, Table Mountain and the Milnerton coastline.
The project architects, Team Architecture, have reconfigured the existing floor plates and made the necessary changes to the facades and internal layouts which will result in the office spaces being transformed into very light and user-friendly office accommodation with ample secure undercover parking.
Turner & Townsend, the project quantity surveyors, tendered the project, which led to the appointment of Group Five as the contractors.
Work is well under way on site with a programmed completion date at the end of February.
Given the extent of the redevelopment and the office environment that this will create, combined with very competitive rentals, interest in the building has been significant.
