The Tulbagh Hotel is to be auctioned.

Ideal opportunity for investor

The charming Tulbagh Hotel, situated in the picturesque and historic village of Tulbagh in the heart of the Cape Winelands, and just 75 minutes' drive from Cape Town's V&A Waterfront, is to be auctioned by Pam Golding Commercial Auctions. The pristine building, which dates from 1840, enjoys an imposing, high visibility in the village centre.

The auction will take place at 11.30am on Tuesday March 14, 2006 at the Cullinan Hotel at the Cape Town Waterfront, and viewing may be conducted by arrangement with Pam Golding Commercial Auctions.

Says Geoff Stroebel, business development manager for Pam Golding Commercial:  "Delightfully described as a traditional British pub of distinction - with rooms, this magnificently refurbished and upgraded 4 star hotel will be sold complete with all fixtures and fittings, furniture, linen, crockery and cutlery. It is on the market as the owners wish to retire. Being well established and in pristine operating condition, the new owner or investor can simply move in, or appoint a manager to run the
business. It is already the preferred destination for several international companies and high profile local organisations, and enjoys strong local support in the village.

"The focal point of the hotel is undoubtedly the entertainment area and authentic, cosy British 'gastro-pub', the Shamrock and Thistle, reminiscent of a bygone era.  It is dominated by a large and welcoming open fireplace, with an extensive range of malt and blended whisky, local and international wine as well as a fine selection of beer (seven hand-pumped real ales including genuine Guinness and Kilkenny brewed in Ireland), spirits and liqueurs. There are six bedrooms, all en suite, each individually and tastefully furnished and decorated to a very high standard, with satellite TV and DVD players, king size beds, bar fridges etc. Hotel facilities include a charming 'tartan' lounge, private dining room, professional kitchen with prep room and cold room, self-contained entertainment complex and conference room, off-street committee room that could easily be converted into a wine shop or coffee bar if desired, and a two bedroom staff/management cottage, as well as an al fresco dining patio," says
Stroebel.

Considered an up and coming area of the Winelands with numerous top awards recently won, and enjoying an upsurge in both domestic and local tourism, tranquil Tulbagh is a renowned Heritage destination with 32 national monuments - the largest concentration in South Africa - yet it's only an
hour's drive from Cape Town International Airport.  The hotel enjoys top ranking from the AA, ie Superior Accommodation status, and a prestigious 4 star rating from the Tourism Grading Council of South
Africa. It is listed and featured in top publications such as Portfolio Retreats Collection, Greenwoods Guides, the AA Traveller Country Life, Good Taste magazine, SAA Accommodation Guide, and Wine Tourism News, among others.

The entertainment complex is fully equipped with a purpose-built stage, stage lighting and professional sound system, as well as a 33 foot long fully fitted bar, and sizeable function room. The elevated front terrace of the hotel provides a commanding view over the village centre and is ideal for outdoor dining day or night, equipped with fine quality outdoor furniture. There is a central courtyard with built in barbeque - also ideal for al fresco dining.  Secure off-street parking provides for at least six
vehicles.
