The Pam Golding Property group's International & Projects Division has been appointed exclusive global marketers of Eden Island, a US$300 million marina development in the Seychelles, just off the main island of Mahé. The developer of the project is Eden Island Development Company (Seychelles) Ltd.
Situated on a 48ha reclaimed coralline island – linked to the mainland by a causeway access road - this unique project incorporates 450 freehold title luxury villas, duplex units and apartments; an inland marina, deep water seaward marina, and an upmarket retail shopping centre. Prices for the residential properties will range from US$250 000 for 80sqm luxury apartments to US$1.2 million for luxury freestanding villas.
Comments Dr Andrew Golding, CE of the Pam Golding Property group: "Now buyers have the opportunity to own their own piece of this exotic paradise and in so doing they will qualify for residency in the Seychelles. This is probably the first and last such project of its kind, because in order to ensure that this paradise remains untouched, the number of developments has been regulated, to ensure that they enhance an already beautiful country.
The government is proactively encouraging both tourism and foreign investment, while preserving the tranquil and sought after Seychellois way of life. There are no restrictions on foreign currency, and favourable tax concessions are provided," he says.
Situated close to the Ste Anne Marine National Park, this unique development with its pristine island lifestyle, is located in a matchless, diverse environment of natural beauty, peace and marine life. The view from Eden Island ranges from rugged rocky granite mountains with deep green vegetation on the mainland to the surrounding blue waters of the ocean which is home to a well protected coral reef and aquarium of sea life. To the east lie the beautiful islands of Ste Anne, Cerf, Long, Round and Moyenne.
Louis van Niekerk, director of PGP's International & Projects Division, comments: "The luxury homes are designed by some of the world's leading architects and interior designers, following a uniquely Creole vernacular style. The luxurious apartments and spacious villas will feature the best finishes, appliances and fittings available, and security measures on the island will be state of the art.
"The Seychelles waters provide for safe year round sailing, in a cyclone free and tropical disease free environment. It's truly an ideal destination for sailing – close to 115 different islands, and great for game fishing, diving, bird watching, and water sports of all kinds. Being situated four degrees south of the equator, homeowners can enjoy constant year round temperatures. The international marina will be capable of handling mega-yachts, and at the residential, deep water marina, a mooring is provided for every residence, while private sports facilities include tennis and squash courts and a gym. A residents' lounge and bar, beach restaurant and supermarket, boutique shops, restaurants and coffee bars are also planned," he says.
The nearby capital city of Victoria offers a well established commercial and banking sector, a high level of education facilities, including three private schools, and world class standard medical facilities. The International Airport is just 10 minutes' drive from Eden Island.
The causeway from Eden Island is almost completed and building of the homes and hotel will comment during next year (2006).
