Racecourse developers on second building.

On completion Regent Square will be similar to a campus with a number of buildings (30 000m2) on the western side of the track all enjoying views of Table Mountain above Newlands, Devil's Peak and the track itself.

The new building will provide 2 300m2 of office space on two floors on top of a parking basement. The parking will exceed a ratio of four bays for every 100m2 rented.

Rabie director, John Chapman, said the architects Munnik Visser had been asked to come up with a design to give four or more tenants a feeling of being 'in their own space', without much interaction with their neighbours.

The architects have therefore created three separate but linked buildings laid out in a U-shape around a central courtyard. All will have extensive balconies which will lead off from the office areas. These, along with wraparound glazing, will enable the occupants to make the most of the site's magnificent views and enjoy the vista of the newly landscaped but already well-established gardens which are due for extension as the project progresses.

Already signed up for the new building and preparing to take occupation in May next year is the software development company Solution Dynamics, which will be taking

683m2 on the first floor for an initial five-year lease. Dakota, a company involved in the training of both senior management and staff in the use of IT systems will be taking 595m2 on the ground floor.

Anthony Turner, CEO of Solution Dynamics, said his company had been attracted to Regents Square because of its position on the corner of Doncaster Road and Rosmead Avenue. This, he said, makes it accessible from the M5 and the suburban railway line and is therefore in a good position to serve staff, visitors and those registered for short term courses.

Turner noted that they had also been attracted by the tranquillity and the landscaped environment of the park as well as by the high degree of security.

The seven-month building contract has been awarded to Bruce Dundas, who moved onto site last month. The developers are confident that the remaining 1 000m2, which can be subdivided to suit up to four further tenants should be let by completion.

'With rentals starting at R65/m2 for new customised space and parking in excess of four bays per 100m2, we are offering tenants an extremely good deal,' said Chapman.
