WITH demand for industrial properties at a high, a new industrial park spanning 35ha is to be built in stages at the WesBank Raceway near Germiston.

Coenie Bezuidenhout of Atterbury Property — which is selling the serviced industrial stands that will eventually form the Raceway Industrial Park — says there is major demand for new industrial space by owner-occupiers and tenants.

"There is a shortage of new industrial property because there is limited land available (in Johannesburg) for industrial development," says Bezuidenhout.

One of the park’s main draw-cards is the fact that it is located next to Rand Airport and borders the N17, N12 and N3 highways.

Bezuidenhout says Atterbury will build a gatehouse and put in place all the services and infrastructure for the industrial park.

The stands will be released in phases to developers.

Bezuidenhout says phase one of the park will consist of nine stands, which range in size from 3500m² to 11500m². The initial selling rate will be R300/m².

Atterbury itself will develop a mini-factory on one of the stands in phase one.

The second phase of the development will consist of eight stands, which will range in size from 600m² to 12000m². A third phase is also planned. In total the site will consist of 40 stands.

Bezuidenhout says the industrial park will be built around the raceway and motor-related industries will favour the industrial park because of its proximity to an airport and to the raceway. Existing facilities at the raceway include conferencing facilities as well as retailing.

Bezuidenhout says there has been a lot of interest in the park from businesses involved in the motor component manufacturing, imports and exports, and distribution of components.

Nico Prinsloo of Atterbury Property says the WesBank Raceway area has been seen increased industrial development in recent years and this has been responsible for the rise in stature of the area as a whole.

"We are expecting to see further development in distribution warehousing and mini factories," says Prinsloo.
