Westville’s office sector is booming

Given the shortage of commercial properties and the relative congestion and strain on services in the upper Highway areas, Westville’s office sector is booming. This is most evident in the 102270sqm hectare Westway Office Park near the Pavilion.

Michele Lamb, JHI Real Estate broker, has concluded 3 sales totalling just under R5-million in the area in recent months. Amongst them is 8 Langford Road, which was sold to Compass Waste Services, one of the biggest medical waste services in KZN. “The extensive and quality renovations that have since taken place have significantly enhanced the value of this well located property,” says Ms Lamb.

“Increasingly owner occupiers are viewing their properties as valuable assets, which is very positive for the second hand property market as properties are being significantly upgraded and enhanced.”

Two sectional title units were sold to investors at a new development in Westway Office Park known as 4 The Crescent. Ms Lamb comments that there are at present only 4 units still available to let in the new complex, ranging from 165m² to 230m² with immediate occupation.

She adds that Westway is the place to be from a logistics and value perspective. New tenants moving into the park are Boxer Cash and Carry, Vector Logistics, Nashua Mobile, Pick n Pay and Smith & Nephew. “There are only a couple of undeveloped sites available and the park will then be fully developed.”

She adds that sectional title units are in increasing demand in all nodes and that Westway will be delivering one more sectional title development that is due for completion in March 2006.
