The Roeland Street region of the city continues to provide tenants with office and commercial space priced at levels that, by any standards, must seem very reasonable, says Darren Wilder, Chief Operations Officer at Spearhead Property Holdings.

Johanna Hult, Spearhead Property Groups Leasing Broker Consultant and Romeo Biccarri from Diamond Properties have concluded a five year lease with Execute Productions, a modeling agency and production house.

The deal will allow Execute to occupy the top floor of the building in Spearhead’s newly renovated 79 On Roeland. The capital value of the lease is just under R1 million.

Hult said, "The position is excellent and the premises are ideal for a model agency and production house because this floor has 360-degree views of Table Bay and Table Mountain."

"Execute’s plans," says Hult, "indicate that they will transform the tip floor into a state of-the-art studio with exceptionally good facilities."

The property is now fully let by Hult and its internal redevelopment has been a complete success.

Average rentals at 79 On Roeland, says Hult, were in excess of R30 per m².
