RESIDENTIAL BOOM AROUND GATEWAY SHOPPING CENTRE

The area around Gateway Theatre of Shopping in Umhlanga Ridge is regarded by many as simply a shopping hub, but a residential boom is underway with new apartment developments that represent, for many South Africans, a very different and exciting lifestyle. This residential development is part of Moreland Development’s vision for the Umhlanga Ridge New Town Centre.
The developments, all within walking distance from Gateway, are at various stages of planning and development. They will, in effect, enable residents to live, work and play within a relatively small area.


Says Moreland’s Portfolio Manager: Commercial Developments Mike Deighton: “There are already in excess of 10 000 people working in the Umhlanga Ridge / La Lucia Ridge area, now increasingly being referred to simply as “The Ridge”. The bulk of those people currently commute and there has been a demand for residential properties in close proximity to peoples’ working environment. We have planned for this to be accommodated in the Umhlanga Ridge New Town Centre and are excited at the great response from developers and end users.”


The developments include The Auroras, an 88-unit development which consists of simplex and loft apartments that promote high street urban living in a pleasant environment. The upmarket apartments each have at least two balconies.
Palm Gate is a six-storey apartment block with basement garages and street level units from which businesses can operate. It offers one, two and three bedroomed flats as well as rooftop penthouses. It will enjoy the urban vibe of the New Town Centre and is across the road from the planned Town Gardens.


Transfers are currently going through for 85 flats in Horizon Views 1 and 2. In this development and Umhlanga Ridge Towers, which is soon to be launched, commercial properties occupy the ground floor and offices the first floor with flats situated above. Umhlanga Ridge Towers will have a swimming pool and accommodation ranging from 1 bedroomed suites to three and four bedroomed apartments in addition to four penthouses with a private lift.


The Zone apartment block will consist of about 66 units and a rooftop swimming pool, garden and leisure area. Accommodation consists of studios and one, two and three bedroomed units, all of which have large covered terraces.
Another six floor development which is set for launch in the coming weeks will consist of commercial units such as professional offices and medical practices on the ground floor with residential accommodation above.


In almost all cases the developments are targeting young professionals or small, young families and older semi-retired people who are downsizing but still want to be in the hub of things. Of course, investors are also showing substantial interest in the developments.


Deighton says: “These residential developments are part of Moreland’s vision and plan for the Umhlanga Ridge New Town Centre. The area has been designed with the concept of new urbanism in mind. We are recreating the things that made for great cities in the past.”


Deighton continues: “As a result serious consideration is given to aspects including street lighting, the development of sidewalks, parks and open spaces, CCTV surveillance of the entire area, refuse removal and landscaping.”
