THE Tongaat-Hulett Sugar head office, is on the market for R25m.

THE Tongaat-Hulett Sugar head office, one of Durban's first decentralised office buildings and the inaugural building on the now burgeoning La Lucia Ridge, is on the market for R25m.

In line with its recovery strategy, Tongaat-Hulett has closed the sugar division head office and relocated management to the group head office at Amanzimnyama Hill.

When the building's development was mooted in 1973, architects Hallen, Theron & Partners had a brief for a 4000m² head office to consolidate six subsidiaries into one working complex, plus parking for 150 cars and a bus on a 2ha site.

In an interview with Architecture SA five years later, Hallen, Theron & Partners said the building "would emphasise as far as possible the advantages of decentralised office accommodation and set a standard for the future development of commercial sites".

Initially overlooking rolling sugar cane fields which Tongaat-Hulett only began building on in the past decade the head office was designed as "a temple in the cane fields".

Moreland property management director Ian Hunter says that today the building consists of three levels, offering more than 7000m² of floor space, with an upper level comprising a tapered oval gallery. The basement houses services, the computer suite and the cafeteria.

The building's 4,6ha site offers expansion possibilities and it has already attracted "keen interest by various purchasers".
