Prime UK Building affords investors return of over 50 percent per annum over two years

Such is the demand among investors for blue-chip, low risk UK commercial buildings with high-calibre tenants on long leases, that a building in Wrexham, Wales has yielded a return on equity of over 50 percent per annum in just two years

Such is the demand among investors for blue-chip, low risk UK commercial buildings with high-calibre tenants on long leases, that a building in Wrexham, Wales has yielded a return on equity of over 50 percent per annum in just two years, through the sale of the property (for an undisclosed sum) to a consortium of European and South African investors.

This transaction was negotiated by a company which specialises in international commercial property investments and which is a JV between Athanor Investments and Pam Golding Commercial. The building - tenanted by Lloyds Bank - was originally offered to the market through the JV two years ago, and was fully subscribed by various investors within a week of its launch, at a total investment of over R20 million, and with returns then anticipated to be in excess of 12 percent per annum.

Says Eric Mounier who heads up the Athanor/Pam Golding Commercial JV:

"While we have captured a niche market in offering solid, low risk commercial property investment opportunities in the UK to the global marketplace, this outstanding return, which considerably exceeds expectation, was achieved through our active management of the property and in capitalising on an opportunity which we crystallised in favourable market conditions far sooner than anticipated.

"It highlights the added value we are able to achieve for investors, not only through securing hand-picked properties in prime offshore locations, but through our own rigorous and diligent research and marketing methods.

As a result, we were able to facilitate the sale considerably ahead of time, as the usual investment period is approximately five years," says Mounier

"We deal with investors from around the world - many of them on an ongoing basis, which underlines the excellent performance of our international commercial property investments. The UK market for such investments remains strong with reliable, low risk investment opportunities and high returns, underpinned by an ongoing strong demand for good commercial properties," he adds.

Mounier adds that a recent report by the Investment Property Forum points to strong indicators of further growth in the UK property market during the next few years.
