Invitation of township or residential property markets

Property-Housing-ResidentialA research project sponsored by the FinMark Trust, Ford Foundation, Micro Finance Regulatory Council / USAID, South African National Treasury and the National Housing Finance Corporation.



  • One fifth of South African households (an estimated 2,28 million households) live in African townships.
  • The extent of the secondary residential property market in African townships is extremely limited with very few formal transactions occurring.  Levels of secondary market transactions in a selection of sites in African townships over a 5-year period were found to be about 8%, compared with 30% over the same period in suburbs with similar socio-economic profiles but not located in African townships.
  • The secondary residential property market in African townships is clearly dysfunctional.  It is estimated that a significant proportion of the estimated R68,3 billion worth of residential property in African townships is ‘dead capital’ in the de Soto sense.
  • Interventions to stimulate the secondary residential property market in African townships could make a substantial impact on the national effort at black economic empowerment.

You are invited to attend the launch and presentation of the findings of the Township Residential Property Markets research.  This research was initiated in September 2003, with the aim of understanding the current dynamics of township property markets in South Africa.  Eighteen sites across four metro areas were studied and critical factors undermining the growth of a secondary property market in African townships were identified.

The findings of the research will be formally launched at a function in Sandton on Tuesday 8 June 2004.
