Good location and value for money heightens interest in Epping's industrial property sector

Activity is picking up in the industrial property market in the Epping area of Cape Town, with quality accommodation in demand, reports Golding Commercial Properties (GCP).

Says Peter Golding, CE of GCP: "We are seeking quality properties to cater for a number of enquiries for industrial space. There is still value for money available in this area and this, combined with its easily accessible, central location, makes it an attractive option for both investors and those wishing to lease space."

In Epping's Bertie Avenue Leif Eriksen, a director of Golding Commercial Property Brokers, has concluded the sale of a prime 7 000sqm property for R3.4 million. Formerly used as a distribution warehouse by Pick 'n Pay, the property has been sold to a private manufacturing company who intend renovating the premises for their own use.

Says Eriksen: "The building is extremely well located in an area which sees a strong demand for warehousing and manufacturing premises."

At 11 Dacres Avenue, Seamus Daly, also of Golding Commercial Property Brokers, has concluded a lease on behalf of an auto salvage business for approximately 2000sqm of warehousing space with a total capital value of over R963 000. In another transaction in Epping, Daly has concluded a two-year lease for a further 4000sqm of space.

Says Daly: "Epping is enjoying increased interest, with the demand mainly for larger spaces of approximately 4 000sqm upwards. Rentals offer good value for money, ranging from R11 per square metre.
