The third office block in the Waterford Mews complex in the prestigious Waterford precinct at Century City is nearing completion. Being developed by property investment group, TLGC, the office block comprises 10 exclusive separate office suites designed to meet the needs of small to medium size professional users.
Occupying a prime position on the canal, the stand-alone building will be located among 11 other similar buildings in the secure Waterford Mews development, with the aesthetics designed to blend in with the guidelines set for the Mews. Architect Bruce Wotherspoon said the building, which has ground-floor parking and two levels of offices, was in an advanced state of construction and the roof was presently being erected. Completion is scheduled for the end of November this year.
Wotherspoon said the office suites varied from 13m2 to 18m2, but flexibility in configuration and size was possible. The building has 11 undercover parking bays, three generous balconies on the first floor, and toilets and a kitchen on each office level. "Every office has a pleasant view of the canal or precinct, with every first floor office opening onto a balcony area. The balcony areas are all large enough for entertaining."
He said that in line with overseas trends, the building would offer smaller tenants the use of facilities that they would not necessarily be able to carry on their own. "Tenants will be able to operate an office from an exclusive address from day one and will have the use of a shared receptionist to answer calls and take messages, typing, e-mailing and fax facilities, as well as the use of a boardroom which opens onto an entertainment balcony." Wotherspoon added that the office suites were ideal for professionals, or local and international companies setting up fledgling operations or branches in the Cape Peninsula.
"It is also ideal for companies setting up a temporary operational centre for mergers, acquisitions, or off-site planning, or travelling executives who require a convenient base in this city from which to operate while here."
