Development at FireStation Rosebank gains traction

Rosebank’s hottest new development, FireStation Rosebank, is progressing at pace.


The appointment of a main contractor in the form of Aveng Grinaker-LTA, combined with an impressive show of interest from tenants, ensures that the project is shaping up well.

So says Justus van der Hover Snr, owner of ARC Properties, which has teamed with Tricolour Investments to launch the development. Van der Hoven adds that he is not surprised at the amount of attention directed towards FireStation Rosebank. “Rosebank is definitely the place to be at the moment,” he asserts, noting that a number of corporates have made the suburb their home now that the Gautrain station has increased accessibility from all areas in and around Johannesburg. Added to this, the presence of buzzing restaurants and malls hosting international brands have increased Rosebank’s appeal. “FireStation Rosebank is riding this wave, but it has the added attraction of being a heritage building; it is, after all, the second oldest building in Rosebank,” Rob Wilkie of Tricolour Properties notes.

He says that there is no company better placed to handle the metamorphosis of this prestigious landmark into an equally prestigious office development than Aveng Grinaker-LTA. Indeed, the organisation shares his excitement: “This is a wonderful project to be part of,” comments Aveng’s Snr Contracts manager, Mario Lopes. “We, together with our preferred and partnered sub-contractors, look forward to bringing this magnificent old building back to life.”

Van der Hoven informs that FireStation Rosebank presents 8, 900 m² of office space with a total height of twelve storeys, offering a GLA of 1 300m² per floor. The premises has been configured with flexibility in mind so that it is able to meet the needs of a variety of users, with both sectional title purchase and leasing options available. The developers have also been mindful of the need to accommodate offices of differing sizes. “We even have some offices measuring 90m²,” Van der Hoven reports.

He notes that the offering is particularly attractive to SMEs which have grown up in the area and are now ready for their own space in premium offices. Having leased for years in the hub, they are reluctant to move on and leave the conveniences offered by Rosebank.

Remaining true to Rosebank’s reputation as a centre for financial services – it is, after all, home to Standard Bank’s premises – many of FireStation Rosebank’s users hail from the financial and investment sectors. Van der Hoven reveals that as much as 50% of floor space has already been sold or leased to such organisations.

One company which is eager to take residence at FireStation Rosebank is asset management firm 27four which has acquired the sixth floor. “The Rosebank area is both a business and cultural centre of Gauteng and has been the home of the 27four group of companies since its inception - we have been a tenant of 54 on Bath (previously The Grace Hotel) for over nine years. We love this suburb because it is a modern business metropolis as well as a melting pot of cultural diversity; not forgetting its iconic jacaranda-lined streets.
