Popular Norwood offers something for everyone

The local residential property market in the northern Johannesburg suburb of Norwood is highly buoyant and homes in the area remain in strong demand, says Pam Golding Properties.

Brenda Courtney, a Pam Golding Properties real estate agent who specialises in the area, says that Norwood has always been a popular suburb with buyers being attracted to the area for a wide variety reasons including the fact that it has a distinctive trendy, cosmopolitan atmosphere. This makes it popular with South Africans from all walks of life and a mix of different cultures.

“Buyers can still find excellent value three- and four-bed family homes set on 495 sqm properties in Norwood, which is a well established garden-suburb with attractive and walkable tree-lined streets. This makes the area particularly attractive to families seeking a traditional South African suburban outdoors lifestyle,” adds Courtney.

“In addition, Norwood is centrally located as it is in close proximity to the Sandton and Johannesburg city centres, and provides easy access to Johannesburg’s road networks and highways, OR Tambo International Airport, the Gautrain station in Rosebank and some of Johannesburg’s best private schools, hospitals and shopping. It is also home to a number of places of worship.  When we talk Norwood, we are talking centrality and convenience.”

According to Courtney, full title homes make up the overwhelming majority of the Norwood residential market. There are a few cluster and sectional title developments, the latter including apartment blocks and duplexes which are also always in demand from those seeking to buy or rent in the area.

“Norwood, which borders the suburbs of Orchards, Oaklands and upmarket Houghton, is a suburb where old meets new, with many of its homes being from the 1920s and 1930s, while a number of other properties are very modern and contemporary. Many of the older homes have been beautifully renovated and combine modern living with a historic ambiance,” adds Courtney.

She says the average price for a three- or four-bed home in Norwood depends entirely on its specific location, condition and, in the case of older homes, the degree of renovation it may have undergone.

“It is sometimes still possible to find a home that requires some restoration work for approximately R1.5 million, but the average home is placed on the market for around R2.8 million. Pam Golding Properties is currently marketing three-bedroom properties from between R2.5 million and R3.6 million while a four-bed home may fetch anywhere between R3.5 million and R4 million or more.

With the Norwood Police Station situated within the suburb and a highly active community-policing programme in place, it is widely considered to be one of the more secure suburbs of the city, and many residents walk the area.

“Grant Avenue, the busy main street in the suburb, is lined with quaint restaurants and shops offering a vibrant streetlife that is often compared with those existing in areas such as Parkhurst and Greenside. Norwood is one of the more popular dining spots in the city, renowned for its celebrated restaurants and mix of different cuisines from around the world.”

Norwood is situated within a stone’s throw of many of Johannesburg’s most outstanding amenities. A number of shopping and entertainment centres are located nearby, for example, including, Norwood Mall, Sandton City, Eastgate Mall, Killarney Mall, Rosebank as well as Melrose Arch.

“Some of Gauteng’s best known private schools are also within easy reach of resident’s including St Mary's School for girls, King David, St John’s College and King Edward VII School (KES). The private Netcare Linksfield Hospital, which boasts a number of medical specialities and an emergency department, is just a few minutes away.”                                                             

“Norwood has a quiet village ambience and continues to attract older and younger buyers alike. The suburb offers the savvy buyer outstanding value and the property market of the area is highly active. There are simultaneously some fine properties becoming available, as well as a number of serious buyers seeking quality homes.
