THE stage has been reached where major retailers should be taking another look at what the central commercial district of Sea Point has to offer, says Darren Wilder, chief operating officer at Spearhead Properties. "Those of us with property on Sea Point's Main Road were a year or more ago certain that the area would deteriorate - but there are now clear signs that a number of factors, including the Sea Point Improvement District initiative, have combined to bring about a transformation in the area. "I am now prepared to predict that within two years the whole commercial area of Sea Point will have a very different and very attractive image." Wilder said the generally affluent residents of Sea Point's surrounding areas (Fresnaye and Bantry Bay) at present did much of their big shopping in the V&A Waterfront and even further afield at Tyger Valley and Cavendish Square. This, he predicted, will change in the next few years as retailers once again come to realise just what a good near-at-hand market awaits them on Sea Point's doorstep - and what excellent value Sea Point commercial property offers. It was also time, said Wilder, for retail landlords with Sea Point property to stop opting for "instant gratification" in signing up any tenants they can get. "All good things come to him who waits," he said. "Local landlords must now be a little more selective about the tenants they accept."
