CHAMELEON Village, a R30m retail development to serve the growing residential areas around Hartbees poort Dam, and thousands of visitors, is due to open on November 1.
It will have 1000m² of formal shops, 165 speciality stores, a forest picnic area, an artists' studio colony, an entertainment amphitheatre, a working fruit farm, an organic farmers' market and other attractions, including a play area for children.
The owner is Leadwood Tourist Properties. The project was conceived and developed by Gary Israelsohn of the Inventive Networking Trading Agency. Many traders have already signed up and are "raring to go", says Israelsohn.
The village is situated near the dam wall, on 10ha, of which 4ha are being developed for retail, entertainment and parking, leaving the remainder divided between an "eco-organic experience" in the indigenous forest, and the fruit farm.
Israelsohn says Chameleon Village, with entrances from the N4 and the R512, will offer speciality shopping for Gauteng's urban population in a beautiful country setting, creating the ideal half-day shopping trip or a day outing for the family.
"It will form a valuable leisure and retail resource for the 125000 visitors to this area each weekend. It is the second most visited local and international tourist destination in SA."
An unusual approach to leasing this unanchored development is by attracting retailers ranging from firsttime micro "mom 'n pop" stores to established merchants, with trading areas varying from a shelf in the crafters' co-operative to 100m² formal stores.
"The strategy for Chameleon Village is reflective of the development's name adaptable, and designed to bring colour and variety to local retailing," says Israelsohn.
