A property unit trust, aimed at providing investors with a high income yield as well as sustained long-term capital growth, has been launched by m Cubed Unit Trust Management Company Limited.

Managed by Catalyst Securities, the dedicated real estate securities portfolio manager in the Catalyst Holdings group, the m Cubed Property Equity Fund will invest in a spread of prime property shares, loan stock, unit trusts and cash. It offers the benefit, particularly to retired investors, of monthly income distributions from dividends and interest earned.

Paul Stewart of m Cubed, says listed real estate is providing an efficient access point to property returns, and has provided exceptional outperformance of all other asset classes over one and three year periods.

“We believe the fund will be ideal for the property portion of a multi-manager portfolio.”

Andre Stadler, managing director of Catalyst Securities, describes it as a pure property fund.

 “Unlike other property funds with a flexible allocation mandate which may be holding up to 50% in cash, the mCubed Property Equity Fund will be almost fully invested in property, with a maximum allocation to cash of 10%. “

He says the fund has the medium risk profile, between equities and bonds, that is normally associated with property investments. It is benchmarked to the FTSE/JSE Real Estate Index, adjusted for unit trust investment limitations.

The minimum lump sum investment is R2 000 and the minimum monthly debit order investment is R500. The initial maximum fee is 5% - 3% to a financial advisor and 2% administration fee. The annual fee is 1,25% - 0,5% to a financial advisor and 0,75% administration fee.
