Aucor Property will hold its next multiple commercial auction in Johannesburg on July the 16th at 12h00 at the Maslow Hotel in Sandton.

Longmeadow Business Estate

The auction will feature an array of commercial, industrial, retail and residential properties including 55 Lake Road, Longmeadow Business Estate, Longmeadow, Johannesburg.

John Hislop, Business Development Executive for Aucor Property comments, "This 200ha premium business estate has become the ultimate business address in the east of Johannesburg and is surrounded by many recent developments which has seen the area grow significantly over the past ten years. These include developments in Greenstone and Meadowview.

In addition to this it was recently announced that a multi-billion rand development is planned with significant foreign investment being injected into the Modderfontein area by Shanghai Zendai. This development will take place over a period of 15 years and will see 300 000 people move into the area and its surrounds as a result."

Longmeadow Estate benefits from its central location which is within 15 minutes of Sandton, Midrand, Johannesburg, and the East Rand industrial basin, including Johannesburg International Airport.

Situated at 55 Lake Road on a generous erf size of 3076m2, this particular building has excellent road side frontage on the very busy main arterial of Modderfontein Road. Consisting of a warehouse and modern offices the property is well maintained and in good condition.

The warehouse offers good height with triple volume which is approximately 6m to the eaves. There is easy access to the warehouse via two high roller shuttered docking bays, one of which has a ramp. The warehouse area also has ablution facilities and an office or storage space.

The modern offices occupy two levels, have air conditioning and power-skirting installed. The ground level is wheel chair accessible and comprises a reception, open plan office area, a glass-partitioned manager's office, kitchen and toilets. The first floor comprises of three offices and a boardroom.

The paved yard area has 21 parking bays including a disabled bay and the property is well secured with an alarm that features perimeter beams and electric fencing. Security is further enhanced by the fact that the property is in a boomed estate

Hislop concludes, "There are seldom re-sales of property in the Longmeadow Business Estate which makes this particular lot very desirable. In addition to the generous erf size, the property is well configured and maintained and with Special zoning in place would suit a buyer who would like to be in this premium business estate but is unable to find a piece of land in the area to develop."
