Veteran developer saddles up for Royal Ascot.

Dick Coetzee of Blouberg Sands Development has joined the developers now launching projects at Royal Ascot, the major residential development at the Milnerton racecourse.

Coetzee, who has been in residential development for 20 years, has a track record that encompasses almost 2 500 residential units, the majority of which were in similar multi-unit projects.

He is well-known for such Durbanville developments as Quantum, Glen Eagles, Turnberry, Chantilly, Wentworth and Magnolia, and at West Beach in the Bloubergstrand area he was responsible for Chelsea Square, Pebble Beach and The Courtyard, all successful projects. Mark Bezencon, of Rabie Property Projects, the project managers on behalf of Royal Ascot's owners, Investec Property Group, said:

"We welcome a developer of Dick Coetzee's reliability and experience at Royal Ascot."

At Royal Ascot Coetzee will be developing a group housing project with 68 double storey units on a site of 1.5 hectares. Floor sizes will vary from 100m2 to 130m2. All buyers will take ownership under individual title. The project has been given the name "Birkdale Village".

The name has equestrian associations (like many at Royal Ascot) because it was at Birkdale, England, that three times Grand National winner Red Rum trained. Coetzee's architect, Leon Smith, with whom he has worked on many previous projects, has come up with a Mediterranean style in which the units have plastered earth tone walls and curved cement tile roofs.

All units will be flanked by double or single garages roofed in the same way as the houses and all giving direct entry to the units. Two-thirds of the units will be north facing and all will have wind-free patios on the northern side with built-in braais.

The majority of the units will have views of Table Mountain and Table Bay. Buyers will have a choice of seven different sizes and configurations, varying from two bedrooms with a single bathroom and a single garage to three bedrooms and two bathrooms with a double garage. The bedrooms will in every case be on the upper floor and the living and dining areas will always be open plan.

Finishes and fittings, said Coetzee, would be on a par with those of his other developments and, he promised, "we will definitely not skimp on these". As on all Royal Ascot developments, security will also be given a high priority.

Birkdale Village will be protected by a plastered block wall with palisade inserts and the project will be subjected to the same surveillance and security treatment that will prevail throughout the precinct.

Prices at Birkdale Village will range from R420 000 to R600 000, making these units competitive, not only in relation to others at Royal Ascot but in relation to most homes in the Milnerton area. Coetzee has already sold 31 of the units to his regular clientele, many of whom are from upcountry and have dealt with him before.

"In most cases these buyers leave the choice of the site, the tenant and the rental to us. As a result, we do all we can to manage and protect their investments well."

He said he expected Birkdale to be sold out by the middle of June.
