"The suburb is conveniently located on major arterials not only into Sandton and other surrounding business centres, but is close to the N1 that encircles the central metropolitan area and provides access to the north including Midrand and Pretoria, the east, south and west. It also provides relatively quick access to both OR Tambo International Airport and Lanseria," Seeff agent Diana Burnett says.
Burnett says that in the past three years astute developers have bought up some of the residential properties and developed modern sectional-title developments to meet the demand for trendy and secure lock-up-and-leave homes.
She says the status and demographics of the area are evolving. Its position neighbouring Sandton, the financial and retail powerhouse of Gauteng, is ideal, and developers are capitalising on this.
While residential property values generally trade slightly below those of areas such as Sandhurst, Morningside and Hyde Park, Ms Burnett says this is changing and "we are seeing good capital growth coming through".
"Sales volumes strengthened to sales of just under 700 units selling here annually, to the value of just over R1.5bn."
While the areas around William Nicol Drive and Main Road in particular are developing into major commercial clusters, Ms Burnett says the neighbourhood still retains its suburban feel.
"It is one of the best upper-income family suburbs, and the newer cluster developments are attracting younger families and professionals due to the facilities that are available," she says.
The desirability of the suburb is boosted by facilities and amenities, including the growing commercial and retail additions.
It is home to established private schools, with several tertiary educational institutions nearby. Residents are spoilt for choice when it comes to shopping, medical and recreational facilities, which include the Bryanston Country Club and Golf Course.
Additionally, it is fast becoming home to high-profile corporates that include retail and tech brands such as Tiger Brands, Dimension Data, Microsoft and Google.
While buyers can still find sectional title properties around the R1.2m price mark, Ms Burnett says that cluster homes are now selling for upwards of R3.6m to about R7.5m.
Many of the estates in the suburb have been bought and are either being upgraded for residential or business purposes, such as a boutique hotel that is now on the market for R20m.
