Abacus Divisions’ managing director Org Geldenhuys is quoted and saying that there is a discernible trend toward serviced and furnished offices among leading office parks. Abacus Divisions should know being a leader in property development and marketing.
Such office parks cited as exhibiting this trend are the multi-billion Rand Route 21 Corporate office park in Irene and the Highveld TechnoPark in Centurion.
These aren’t white elephant development either, Highveld is booming and Route 21 has only three stands left for sale.
Geldenhuys went on to say that “Landlords are also looking increasingly at ways to attract tenants in a still-soft market and offering fully furnished offices, at cost-effective rates, is seen as an alluring option right now. Tenants see this as a way of reducing capital spend.”
He went on to explain that Landlords are really trying be more savvy by proposing more attractive deals to prospective tenants. Deals offered include a more full-service approach, offering furnished offices, shared cleaning services as well as network and telephone infrastructure.
Given the climate many landlords are waking up to the fact that prospective tenants especially multinationals are wanting more than just four walls and some parking space.
