A number of investment property assets, including a tenanted industrial park and land with development potential, will be presented at the next commercial multiple auction.

Property-Housing-ResidentialTenanted Industrial Business Park:

Auction Alliance will bring an entire Business Park in Boksberg East under their gavel during next month’s Commercial Multiple auction on November 23.

The property is well situated within the established industrial area of Boksburg East, with the main entrance located on 31 Christopher Street. The subject property encompasses the width of an entire block and includes a second access point on David Street.

The site enjoys excellent access to and from a wide catchment area via most main and secondary routes, with most convenient being the Atlas Road off ramp on the N12 highway.

It hosts a total of 18 separate units, containing a mixture of modern and older buildings, which in total offer approximately 13 000m² of gross lettable area. The individual units are variable in size but all offer a warehouse / workshop area, office space and ablution facilities.

All the units have tenants in place except for the one, and the investment generates nearly R4.4 million in gross annual income.  In addition, there is a central open storage yard measuring 4000m² and all parking areas and thoroughfares are covered in tar or paving. The property offers the possibility of further development for the keen investor.

“This presents a rare opportunity for the investor to acquire a large industrial property with established tenants in place. I am expecting high demand for this quality investment” says John Hislop from Auction Alliance.

The auction takes place at 12pm, on November 23, at the Hilton Hotel, 138 Rivonia Road, Sandton.

Possible Petrol Station opportunity in Delmas:

This facility presents an excellent opportunity to invest in the popular Petrol Station market.

The property consists of 2 hectares of vacant land, and is situated on the R50 Provincial road two kilometers from Delmas in close proximity to the R42 route. These provincial routes experience heavy traffic, especially from the new mining activity in Delmas to the surrounding mines.

The property is easily accessible from other major and secondary routes including the N12 and N17 highways.

The property has been zoned for special use and allows for a public garage, truck stop, take away facilities and overnight resting facilities. The property lends itself towards being developed as a filling station which specialises in Trucks, given its unique specifications and proximity to mining activity.

“There is a lot of action going on in the sales of petrol stations,” comments Andreas Greeff from Auction Alliance. “They are fairly easy to run, and it’s not just about the petrol: it’s the shop, the fast food outlets, the ATMs, the car wash and all the peripherals that make the money.”
