Following the successful completion of Bridge City’s landmark Shopping Centre in October 2009, and with the iconic Regional Magistrate’s Court set to open in October 2011 and the 500 bed Regional State Hospital having started construction in September 2011, Bridge City is taking shape as a viable town centre.
A retail warehousing “Business Park” is the next phase of the 60ha Bridge City development and its launch later this year will bring 12 hectares to the market. The Business Park is ideally suited to retail warehousing, construction related activities and training facilities.
Accessibility
The precinct provides excellent visibility from the M25 freeway and is centrally located, 23km from King Shaka International Airport and 17km from the Durban port and CBD. There will also be direct access to Phoenix Industrial Park via an underpass under M25.
A railway station and new rail line – currently under construction and scheduled to open in early 2013 – and the existing eThekwini Municipality-funded bus and taxi rank facility are key features of the inter-modal transport hub, designed to accommodate more than 100 000 commuters per day, which will provide easy access for Bridge City’s employees and consumers to Durban’s CBD and the greater eThekwini region.
Investment Value
The Bridge City Town Centre is priced from R950/m2 for commercial/retailbulk and R300/m2 for residential bulk (all bulk up to 1.5 FAR is deemed as commercial/retail bulk). This represents excellent value in this unique development, designed literally ‘from the ground up’.
The remaining permitted bulk in Bridge City Town Centre is 490 000m2 which will include +- 4500 residential units, with the balance of 290 000m2 of bulk being for prime business space.
The 12 hectares of Business Park is due to be released to the market later this year and is aimed at retail warehousing, construction related activities and training facilities. This is possibly the only Business Park land currently available in eThekwini.
Investors have the added assurance of the solid partnership between eThekwini Municipality and Tongaat Hulett, which delivered the sold-out River Horse Valley Business Estate (RHVBE).
Bridge City has been earmarked by eThekwini Municipality as “a catalyst for economic growth in KZN”. The Town Centre was rezoned and approved for development in 2009 with mixed use, commercial, retail, offices and residential uses permitted, while the Business Park will be approved for sale to the market in January 2012, demonstrating government’s support of the development and determination to facilitate its success.
The success of RHVBE, as well as Tongaat Hulett’s other prestigious developments, which have been instrumental in growing the regional economy, are indicative of Bridge City’s potential.
Security and management
Infrastructure and urban facilities, as well as security and urban area maintenance through a well managed Management Association, have been meticulously planned to ensure Bridge City’s viability and sustainability.
As is the standard with all Tongaat Hulett developments, Bridge City’s design optimises security and visibility. 24-hour monitoring via CCTV is standard, as is armed response. Security is the responsibility of the Bridge City Management Association, which also controls the upkeep and maintenance of public areas.
