Office take-up in Constantia Kloof basin, Johannesburg

Constantia Office Park, owned by Growthpoint Properties Limited, is attracting increased business to Constantia Kloof basin on the west of Johannesburg

Cellular network operator MTN is growing its occupancy in Constantia Office Park with a 4,000sqm addition to its current 9,000sqm premises, consolidating offices in a node where it already has a strong presence.

Leading global information and communications technology solutions provider Huawei has recently taken occupancy at Constantia Office Park, as has mining company Gold One International. In addition financial services leader RMB has signed for a further 1,000sqm in Constantia Office Park, taking its tenancy to 3, 500m². A number of smaller entrepreneurial businesses have also joined the park’s tenant mix.

According to the most recent IPD/SAPOA Office Vacancy Survey, the second quarter of 2011 saw office vacancies in the Constantia Kloof basin at 8.2%, compared to 10.4% six months previously. New occupancies at Constantia Office Park are expected to continue to influence this figure positively.

“Constantia Office Park continues to prove attractive to businesses as a result of its easy access, exceptional highway visibility and the fact that in terms of rush hour traffic, it goes against the busiest flows,” explains Debbie Theron, Office Property Portfolio Manager at Growthpoint Properties.

“The Constantia Kloof area, which until recently was experiencing an excess of office space is quickly filling up. Our own occupancy levels have increased dramatically – with vacancies now at a single digit percentage as a result of the increased demand and innovative leasing solutions,” says Theron.

The 71,000sqm A-grade mixed-use Constantia Office Park in Roodepoort is considered one of the most successful of its kind. Situated in a prime location on the corner of Hendrik Potgieter Street and 14th Avenue, it boasts a full N1 highway frontage. Buildings are interspersed with landscaped parks and social interaction areas, supported by important ancillary business amenities, including a Hotel, Virgin Active Gym, Shell service station and restaurants.

Constantia Kloof is surrounded by one of Gauteng’s most notable business and residential growth areas. Other blue-chip tenants at Constantia Office Park include Afrisam SA and Primedia Outdoor.

The Constantia Kloof node is superbly served by retail facilities as well as being close to the country, in easy proximity to the Cradle of Human Kind.

Another attraction is the quick 30-minute drive to Lanseria International Airport.

A core asset in the Growthpoint Properties office portfolio, the company has not only invested in the upkeep and improvement of Constantia Office Park, but also in its tenant relationships at this respected business address. “We have a full management team at the park which has furthered good relationships with our tenants.  Many of which have, and continue to, grow in the park,” notes Theron.

Primedia, as an example, began its tenancy in 250sqm. Its occupancy now spans 4,500sqm of offices at Constantia Office Park. Student loan provider Eduloan has also grown its offices in the park substantially, having doubled in size.
