Strong demand, growth and competitive construction prices are driving sales at the 40hectare Cosmo Business Park which is being developed by Investec Property

Cosmo Business Park provides prime industrial property on 72 stands situated 2km north of the established industrial node of Kya Sands and en-route to Lanseria International Airport, an important development corridor for Gauteng.

Mike Brown of Investec Property reports that 13 of the stands have already been sold and a further 10 are under advanced negotiation, attracting an equal mix of light manufacturing, warehousing and distribution businesses.

“Building costs are competitive right now, making it a good time to buy land and develop,” explains Mike Brown of Investec Property. “The fully-serviced freehold stands at Cosmo Business Park can accommodate users who require land from 1,600sqm up to 8 hectares.  All essential services at Cosmo Business Park are already in place including guaranteed electricity provision.”

Committing a further substantial investment, Investec Property has completed a warehouse development of 5,700sqm at Cosmo Business Park which has already been let to The Scientific Group on a long lease.

A major factor contributing to the attractiveness of this development is its excellent position. Offering superb access, Cosmo Business Park is located on Malibongwe Drive and provides easy accessibility to markets and suppliers in Pretoria, Johannesburg and the West Rand via the N1 and N14 highways. “With its central location, the development is particularly appealing to businesses with customers and suppliers in Pretoria,” says Mike Brown.

The growth of the area is evidenced by the consistently increasing usage of nearby Lanseria International Airport. Kulula has established daily flights to Cape Town and Durban from Lanseria International Airport and earlier this month Mango introduced daily flights to Cape Town.

“We are encouraged with both the rate of sales at Cosmo Business Park and the high calibre of purchaser and tenant. It is important to see the substantial quality of developments being delivered at this exceptional park,” says Brown.

Investec Property, a division of Investec Bank Limited, is one of South Africa’s best recognised property operations.  By committing to firmly defined strategies and maintaining the necessary flexibility, Investec Property has built strong portfolios within the specialist areas of trading and acquisitions and developments.
