Large mixed use Milnerton development attracting interest

Montague Park, a new mixed-use business park currently under development in the Milnerton area of Cape Town, is fast attracting several national ‘big box’ retail chains and modern distribution centres

Co-owned by Improvon, Acucap and Capital Property Funds and developed and managed by the Improvon Group, Montague Park covers a total of 62 Ha and includes a mixture of retail, commercial and industrial tenant opportunities. The industrial precinct, zoned as Industrial 1, is 287 000 m² in size, while the commercial precinct is zoned Business 1, and measures 215 514 m² in extent.
 
The Park is the largest project of its kind to be undertaken in the area in several years and is situated on the northern border of Cape Town’s premier industrial node – Montague Gardens – with easy access to all major arterial routes.

According to Improvon business development executive, Grant Lewington, the prime industrial and mixed-use space Montague Park offers, is hard to come by in the Western Cape:  “Situated within a 15 km radius of the CBD, harbour and international airport, Montague Park is flanked by Plattekloof Road in the North, Koeberg Road in the West and the N7 Highway to the East of the property, it’s a prime location for any warehousing, light industrial or retail business wanting to be in an accessible, secure and modern business park.”

“The surrounding Milnerton precinct is also a fast growing and vibrant hub, and an ideal source for employees and customers because of the Park’s close proximity to residential neighbourhoods.”

Montague Park’s accessibility is further enhanced by three separate intersections which facilitate traffic flow into and out of the Park, and extra lanes in Plattekloof and Koeberg Roads which aid the movement of traffic around the development.

From a security perspective, Lewington explains that the entire business park is surrounded by palisade fencing, while the industrial precinct restricts public access via a purpose-built gatehouse.

“We have prioritized security with a security controlled central access point, security patrols, records of traffic entering and exiting the industrial precinct, and CCTV monitors installed throughout the Park which are viewed from stations in the Park office.”

And whilst aesthetics are not frequently considered a factor in industrial developments, Montague Park is different and offers a beautifully landscaped environment and unparalleled views of Cape Town and Table Mountain.

“In keeping with the global trend of greener developments, the Park has an eco-friendly focus which is seen in the removal of alien vegetation, the landscaping of the surrounding gardens with indigenous plants and the rehabilitation of the local Duikersvlei stream which has already resulted in an increase in birdlife in the area,” says Lewington.

“Water usage and runoff has been carefully considered. The Park’s storm water is polished to remove any suspended solids and nitrates and prevent pollution of ground water; a large central reservoir sees to both the storage and distribution of grey water from buildings in the Park for irrigation purposes, as well as being a reserve of water for use in the case of a fire emergency the Park.”

In addition, green building considerations such as the use of solar geysers, low energy lighting options, environmentally-friendly building materials, and the correct orientation of structures to maximize natural light and reduce the need for air-conditioning, have marked the development as a role model for eco-friendly industrial developments in South Africa.

Improvon’s last development in Gauteng won the SAPOA Best Green Building Award, so it’s clear that green considerations are integral to the company’s core values.
