Situated in the growing Fourways node directly opposite Fourways Life Hospital, Cedar Office Estate is set to complete earthworks within the next few weeks, with construction scheduled to begin in March

The estate’s first two buildings are already fully let.

The key to Cedar Office Estate’s appeal is the development’s prime location.   The estate is centrally located in Johannesburg’s northern suburbs and enjoys visibility on the busy Cedar Road, which is the chief route linking the Broadacres and Dainfern areas to Fourways.

Developed by Vlaming (Pty) Ltd and Devcon Projects (Pty) Ltd, Cedar Office Estate’s first building – which is 1,650sqm - is expected to be ready for tenant occupation in November this year.

“The tenants for our first two buildings have signed ten year leases illustrating their confidence in the development and the node,” says Jan Vlaming of Vlaming (Pty) Ltd.  “The second 720sqm building is set for completion in early 2012.”

The prime office space available at Cedar Office Estate offers opportunities for smaller businesses and professionals to occupy smaller premises of 150sqm, in addition to the larger offices available.

“We have consciously catered for businesses of all sizes, with the option of smaller multi-tenanted offices available,” notes John Greve, MD of Devcon Projects.  “This is especially ideal for businesses in the medical field, as the location opposite Fourways Life Hospital creates greater opportunities.”

Professionals that live in the area would also benefit from establishing their businesses in the office park, and the upgrading of surrounding transport infrastructure undertaken by the developers will help alleviate traffic congestion in this rapidly expanding business node.

“Due to the rapid influx of business into the Fourways area over the past few years, various road upgrades are necessary to alleviate the congestion that motorists are currently experiencing,” adds Vlaming.  “Our upgrades will include the improvement of traffic lights, the widening of surrounding roads and the addition of slipways to serve Cedar Office Estate and Fourways Life Hospital.”

The modern design of the seven buildings that will ultimately make up the park are another attractive feature.  With a strong focus on indigenous landscaping and a central courtyard creating a focal point, the office park will boast a welcoming environment for guests and tenants making their way through the controlled gatehouse.
