Dark fibre set to bolster Irene

The R2-billion office park development, Route 21 Corporate Park – one of the most popular office parks in the Irene/Centurion areas – is on target to complete phase two during the first six months of 2011

With only seven stands left, this points to a possible “up-tick” in the commercial property market for the next year, said Org Geldenhuys, a spokesperson for Route 21 Office Park.

“Business sentiment is definitely improving in our sector and phase two is developing rapidly. Only seven stands are left – and this is well ahead of our expectations,” he said.

“The commercial property market is definitely in a better position then residential property, where market prices – and overall activity – are still lingering on the soft side.”

He said Irene has also been tipped to become the next business hub in the Pretoria area, after Centurion and Menlyn Park.

“A lot of development work is being planned for the Irene area- and this is being spearheaded by two major property developers in the area, Irene Land Corporation and M & T Developments.

“These two companies are currently acquiring the rights to develop a further 1.5 million square metres of development, the bulk of which will be turned into office space. This will create massive impetus in the area – and this is also one of the reasons why Route 21 Office Park is taking off so well.”

He said during the last few months there has been an increase in both sales and rentals. “We expect this trend to continue in the new year. Additionally, some well known names have either rented space, or have built premises, in the Route 21 Office Park. This includes the likes of Altx-listed Telemasters, Land Rover  and Volvo.”

Route 21 Office Park is also poised to be the first Pretoria office park to implement an ‘open access’ fibre infrastructure. Dark Fibre, in conjunction with Route 21 Office Park, is installing a R10 million fibre infrastructure at the gated business park. It allows all registered services providers the opportunity to provide companies in the office park a specialized range of services.

“End users will be in a position to request a basket of high speed services from their preferred service provider,” said Geldenhuys.

The installation of the open access fibre infrastructure is expected to be completed during the second quarter of 2011.
