Industrial deals at Capricorn Business Park

Over the past 12 months to date Seamus Daly, leasing, sales and investment consultant for Pam Golding Commercial, has concluded sales and lease transactions for industrial space to the value of approximately R40 million in Capricorn Business Park in Muizenberg, Cape Town

The most recent of these include two buildings comprising 2900sqm and 2200sqm respectively, the first sold for R13.9 million to an investor while the second was purchased by an owner-occupier for R13.3 million. In addition, a 2700sqm building in prime position at the entrance to the park, with excellent exposure to passing traffic on the M5, was also sold by Daly - to an owner occupier for R11 million.

Well situated with convenient access to the N1 and N2 via the M5, Capricorn Business Park provides a pleasant working environment amid landscaped grounds with scenic mountain views and as a result, it's popular among local owner users and tenants. The grounds incorporate natural dune fynbos, a lake, jogging tracks and a conference centre for the use of tenants.

Daly says vacant sites currently still available for purchase range from 2400-8100sqm and are priced at R1050 per square metre.  Also available are a number of completed units ranging from 180-1200sqm in size and priced at R40 per square metre to let and R6000 per square metre if purchased.
