“There seems to be more optimism in the property market now and the response, especially for commercial properties, has been good,” MD Mark Kleynhans said. “Shrewd investors apparently are buying before the next upturn in the market.”
The Kimberley property, at 28 York Road, has a gross lettable area of 5425m² and a gross income of R3,7m a year with leases in place until 2014. The complex is expected to fetch between R18m and R25m. “It is a traditional high street property like the old John Orr’s, Stuttafords and Garlick’s stores,” Kleynhans said.
He expects interest in the Jackson mansion to be high from both serious bidders and spectators. The residence, with a gross building area of 640m² on a 2023m² site, offers five bedrooms en suite, five reception areas, sauna, gym and landscaped garden. It has an estimated price of R6,5m-R9,5m.
Also in the eight-figure estimate range is Florida Heights on Fourth Avenue, Florida, a complex with 44 one-bedroom units that will be sold as one lot. The building, with an estimated price of R13m-R16m, is close to Florida Lake.
On Bompas Road, Dunkeld West, a property with a special zoning for residential units and offices is for sale with an estimated price of R4,5-R5,8m.
An industrial warehouse on Brussels Road Aeroport, Spartan, with a gross lettable area of 1898m², is among a number of attractive industrial properties on the vendor’s roll.
Other industrial properties include vacant premises offering 600m² of offices and a 2880m² warehouse in Benrose; a triple-level industrial warehouse (estimate R8m-R11m) with a lettable area of 5810m² and an income of R1,38m a year in Wynberg; and three sectionalised industrial units with a combined area of nearly 3500m² in Rustenburg. On a smaller scale is a warehouse and offices of 345m² and an estimate of R1,8m-R2,8m in North Riding Deco Park.
Described as “two industrial gems” are numbers 15 and 16 Pomona Road, Pomona, on a 31490m² site with 2569m² improvements. The property, with an industrial three zoning, offers an income of R1,2m a year.
A commercial building on Beyers Naude Drive, Northcliff of 1636m² of office space, is offered as an investment opportunity. It has a site area of 1983m² and 1776m² of land, and a business four zoning.
Ten luxury chalets, conference facilities and a restaurant on the 172ha Farm Vrischgewaagd, in Mookgopong, formerly Naboomspruit, has a gross income of R1,07m a year. The property has an estimate of R4m-R6m.
The happenings in Naboomspruit as reported in the mythical Naboomspruit Recorder, regularly featured in The Passing Parade, the humorous column by Joel Mervis that appeared for many years in the Sunday Times when Mervis was editor.
Silver Mist, a face-brick cluster complex with 15 three-bedroom units in Weltevreden Park Extension 9, will be sold as one lot. The estimated price is R8,5m-R11m.
Other residential clusters on offer are both in Sonneglans Extension 14. Vicmar Place has 36 one- and two bedroom units (R15m-R18m) and Ashanti offers 18 two-bedroom units to be sold as one lot (R7,2m-R8,9m).
