Bespoke Constantia estate offers contemporary living for discerning homeowners.

Buyers are wanting to invest in developments that offer cutting-edge security and well-designed homes with modern technology that includes energy efficient features, says Laurie Wener, Pam Golding Properties senior executive developments, Cape region. 26 on Brommaert, being launched by well-known developer Mike Fenner-Solomon of Latitude with business partners Craig Robertson and Byron Nichols of Oakhurst Property Group, offers this with an exciting new approach to modern living.

The mini-estate comprises 11 homes, of which 10 will be available to buy, starting from R10.5 million including VAT. The development is expected to be ready for occupation by April 2018.

All of the homes will have full fibre connectivity, high-specification finishes and state-of-the-art security. Indigenous hedges and low picket fences between the properties create a sense of privacy without detracting from views or the neighbourhood ambience.

The respective properties on the estate range in size from 675m2 to 800m2. High ceilings and double-glazed windows maximise the airy, light feel of the north-facing rooms. In a nod to Cape Town’s outdoor lifestyle, each home has a wraparound patio with an attractive and durable engineered-stone finish. Exterior cladding in warm hues of grey and white adds a contemporary touch.

Residents will have borehole water and greywater harvesting systems to ensure their properties remain water wise.

Green living is made easier with smart gadgets, including a water filtration device in the kitchen. The contemporary kitchens will be uniquely designed for each house, but will include features such as soft-close door and drawer fittings, engineered stone worktops and other accessories such as integrated recycling bins. Smeg appliances will be standard throughout, Hansgrohe fittings will be used in the bathrooms and kitchens and there will be underfloor heating for all en suite bathrooms.

The wired network to each room, as well as the 100MB fibre line and HD TV/DSTV network, will be installed during construction, so no further connections will be needed when residents move in. There will be LED down-lighters throughout, with dimmer units.

The entire development is protected by electric fencing and security beams, and there is one access-controlled entrance. Residents will also be able to contact a manned guard hut via fibre-linked monitors with a view of the entrance. All of the perimeter security systems communicate with the guard hut and homeowners with fibre optic hard-wired connections.
